  • How do realtor fees work?

    Realtors charge a commission to the seller, which is a percentage of the final sale price.

  • How do open houses work?

    An open house is a viewing where anyone is welcome to come and view your property.  Open houses are a great way to attract several potential buyers at once.    

  • Should I sell before buying?

    There are benefits to both buying and selling first. The answer depends on your preferences and comfort level.

  • What are the legal fees I should be aware of when selling my home?

  • Why isn’t my home selling?

  • Do I need a real estate agent to buy a house?

    It is not required by law to buy a house or property through a realtor. There are, however, countless benefits of partnering with an agent. Some of these include having insider knowledge into the purchase process, expertise in finding a home that meets your needs, helping you with complicated legal paperwork, and helping you avoid common pitfalls.


    A real estate agent is also commonly a negotiation expert and can help you get the best price and conditions on your future home.


  • How do realtor fees work?

    Typically, a realtor receives a commission from the seller, which is a percentage of the total cost. When you buy your house, the fee that goes directly to the realtor is included in that cost; you, as a buyer, do not pay extra.

  • What government funds are available to first time home buyers?

    Canada offers a first-time home buyer incentive that offers 5-10% of the home's price towards the down payment. For help determining if you qualify, schedule a call with Sarit or Jordan.


  • How long does it take a house to close?

    It can take anywhere from 15-150 days to close a sale on a house. Some factors that can speed up or delay the close are funding, repairs, and a seller's required timeline.


  • Can I buy a house if I have bad or no credit?

    Buying a house with bad or no credit can make the process more challenging. Things like having a cosigner, putting down a larger down payment, and bringing documents like proof of paid rent and utility bills to your desired lender can help qualify you for a loan even with bad or no credit.


  • Can a non-resident get a mortgage to purchase a house in Canada?

    Yes! Non-residents can certainly get a mortgage to purchase a house in Canada.


    A few things to expect as a non-resident are requiring a higher down payment on your purchase, proof of income, bank statements, and potentially other documents depending on who you're applying for a mortgage with. Most importantly, as a non-resident a buyer will need to pay an additional tax upon closing.

  • What is home staging?

    Home staging is a way of preparing a house to sell. It includes designing the house with new furniture, art, paint, lights, plants, and other

    aspects. This work is done to ensure that desired buyers can more easily picture themselves living in the home. Staging a home can help it sell faster and often even at a higher price, after factoring in the cost of the

    staging.


  • Do I need to stage my house?

    No, you do not need to stage your house, but if you are in a hurry to sell or your home has been on the market for a while, it is a good conversation to have with your real estate agent.


  • How much will it cost to stage my house?

    The cost of staging will differ depending on how long you’d like the space staged for, and how big your space is. Your real estate agent will be able to give you a more accurate quote as to what to expect.


    Depending on what you’ve agreed to with your real estate agent, you could have a staging consultation, or a percentage of the staging cost covered by the agent.


  • What home improvements should I make before selling?

    To help sell your home, you can:

    -Add a fresh coat of neutral or light coloured paint.

    -Make sure the inside and outside of your home looks tidy by cutting the grass and clearing any clutter.

    -Remove excess personal motifs, such as family photos or religious symbols. Sarit and Jordan’s opinion differ with many on this point, as they believe family photos used correctly can help promote the sale of a family home.

    -Finish the basement to increase the amount of usable square footage.

  • Can I stage my home myself?

    Yes, you can stage your home by yourself. If you have the time, money, and a good understanding of your target audience, you can very likely stage your home yourself with only a consultation.


    Some of the benefits of hiring a professional stager include their extensive experience, their knowledge of the real estate space and your

    target audience, having a fresh take on your house’s potential, and experience working quickly and on a budget.


  • Do staged homes sell for more money?

    Yes, staged homes sell for money. Staged homes sell for more because when more people can picture themselves living in your home, you increase the amount of people interested in your home. As an added bonus, the home

    usually sells faster!
